Refinish vs replace — when each one wins on a Rochester floor

Most Rochester homes built between 1920 and 1965 have original 3/4" tongue-and-groove oak under the carpet — and most of those floors have two or three sandings left before refinishing is no longer an option. The cost difference between refinish and replace on 1,000 sq ft is typically $6,000–$11,000. We measure the wear layer first and tell you honestly which side you're on.

  1. Cost per sq ft
Refinish →$3–7/sq ft (drum sand + 2–3 coats finish)Replace →$9–18/sq ft solid; $7–15/sq ft engineered — plus subfloor prep
  2. Wear-layer requirement
Refinish →Needs ≥1/16" wood above the tongue — we measure with a depth gauge before quotingReplace →No wear-layer minimum; replacement makes sense when refinishing is no longer possible
  3. Damage scope it handles
Refinish →Surface scratches, pet staining (if above finish layer), sun fade, old finish failureReplace →Heavy water damage across most boards, subfloor rot, wear layer gone, deep urine penetration into bare wood
  4. Dust and downtime
Refinish →4–6 days total; walk in socks at 24h, furniture back at 72h, rugs at 14 daysReplace →7–14 days for install + finish; similar timeline once acclimation is counted
  5. Preserves period character
Refinish →Yes — original 1920s Park Ave oak or 1960s Greece parquet keeps its proportions, patina, and species identityReplace →Only if you match species, board width, and stain to the original — rarely perfect
  6. Refinishable cycles remaining
Refinish →Solid 3/4" floor: 4–7 total cycles; most Rochester historic floors have 2–3 remainingReplace →Resets the clock — new solid floor starts with 4–7 cycles ahead
  7. When it wins in Rochester
Refinish →Sound framing, intact boards, ≥1/16" wear layer — which describes most 1920s–1960s stockReplace →Ice-dam water damage to >30% of the floor, subfloor sections rotted, or you want a different species

Subfloor condition is the deciding variable that doesn't show up until we're on site. Ice-dam water damage to the subfloor sections underneath can force a replace-or-section-repair call even when the hardwood above looks repairable. We map moisture before recommending.
