Pricing by service
Each line is a real service we book, with the price band most Rochester customers actually pay.
| Service | Price range | What's included |
|---|---|---|
| Historic Oak Refinishing — 1920s–1940s Homes | $3–7 per sq ft | Period-appropriate refinishing for Rochester's 1920s–1940s housing stock. Pittsford, Park Ave, and East Avenue homes typically have 3/4" tongue-and-groove oak with 2–3 refinish cycles remaining. |
| Mid-Century Parquet Restoration | $4–8 per sq ft | Restoration of 1950s–1970s parquet common in Greece, Irondequoit, and Henrietta ranches. Parquet sands differently than plank — grain direction changes every 6 inches, so we use cross-grain technique and finer grits. |
| Engineered Hardwood Installation | $7–15 per sq ft installed | Engineered hardwood install for basements, slab-on-grade rooms, and homes where the subfloor humidity range is too wide for solid hardwood. The right fit for most Brighton 1950s slab-on-grade ranches. |
| Solid Hardwood Installation | $9–18 per sq ft installed | Solid 3/4" hardwood install on plywood subfloors in above-grade rooms — the right choice when you want the wood to be refinishable for the next 60–80 years. |
| Ice-Dam + Water-Damage Subfloor RepairMost demand January–April after ice-dam season | Quoted after inspection — typically $4–12 per sq ft of affected area | Rochester-specific service: January–March ice dams drive water through eaves into second-floor hardwood and subfloor. We dry, replace damaged subfloor sections, and refinish or weave-in the flooring above. |
| Dustless Refinishing — Premium Service | $1–2 per sq ft premium over standard refinish | Premium dustless package adds room-by-room plastic containment, negative-air HEPA scrubbers, and HVAC-return sealing on top of our standard dust-contained sanding. For allergy households, pets, or live-in owners. |

Factors that affect price
The biggest variables on a final quote. None of these are surprises — we work them out before the job starts.
- Square footage of the job (large jobs price lower per sq ft due to setup overhead)
- Number of coats of finish (2 coats standard, 3 on high-traffic, 4 on commercial)
- Stain vs natural (stain adds material cost + a drying day)
- Species and grade of new wood (red oak baseline, white oak +15%, walnut +40%)
- Floor condition (loose nails, water damage, wide gaps, pet stains add labor)
- Subfloor condition (replacement sections billed separately)
- Dustless premium package (+$1–2/sq ft)
- Stair refinishing (priced per tread, separate from floor pricing)
How Rochester compares
Box-store install crews quote $4–6/sq ft installed because they're paid by the foot and skip moisture testing and acclimation. The savings show up as cupping or gapping in year two. Our pricing assumes the floor is still flat and warrantable in year ten.
